Median Home Prices for Orange County – November 2010

OC Market ReportPart 1 of a 3 part monthly series examining the real estate market in Orange County

The good news for buyers is that the median LIST PRICE for Orange County homes in November is approximately 1% less than it was the previous month. According to statistics provided by Clarus MarketMetrics, the median list price went down $5,100.

Statistics also revealed that the median LIST PRICE for homes in November 2010 was $9,100 less than the median list price in November 2009.

OC Median Home List Price:
October 2010: $495,000
November 2010: $489,900 (-$5,100)

November 2009: $499,000
November 2010: $489,900 (-$9,100)

The good news for sellers is that the median SELLING PRICE for homes in November increased by $10,000 compared to the previous month.

OC Median Home Selling Price:
October 2010: $430,000
November 2010: $440,000 (+$10,000)

The bad news for sellers is that the median SELLING PRICE for homes in Orange County for November 2010 is still down by $9,100 (2.1%) from November 2009.

OC Median Home Selling Price:
November 2009: $449,100
November 2010
: $440,000 (-$9,100)

As far as median home prices go, November has given us some mixed signals for the market. However, Part 2 of this report on home sales, and properties under contract, indicates a clearer trend.
